31 of WPP’s Agents Receive Sales Achievement Awards!

This year 31 of the Realtors at Windermere Professional Partners were honored as Sales Achievement Award Winners by the Tacoma Pierce County Association of Realtors. The TPCAR Sales Achievement Awards recognize the Realtors who have sold the most real estate in Pierce County for the calendar year.

“We are so proud to have so many of our agents recognized by TPCAR,” says Kevin Mullin, Owner & General Manager of WPP. “To sell that many homes in this market requires an incredible amount of hard work, dedication, and client service on the part of the agents. We are proud to have so many of them working with us!”

In order to receive an award, individual Realtors must sell properties amounting to 1.5 million dollars or more. An agent with an assistant must sell 2.5 million or more. A real estate team must sell more than 4 million dollars worth of property or more.

April Housing Report

Everyone knows April Showers bring May Flowers, but what does that mean for housing? As we’ve already mentioned here and here, there has been a tremendous amount of activity in the housing market lately.  After that torrential downpour of of buyers, we are looking at the numbers for April 2012 to see if the market is blooming.  For straight answers, we went to our resident market expert, Michael Robinson for a breakdown of what is going on.

1. What are the numbers? What’s happening in the market?

As of April 2012 active inventory was 3,792, a 28.6% decrease from April 2011. There were 747 closings in April 2012, 4.1% less than April 2011. Months of Inventory was 5.1, down from 6.8 in April 2011. Median price of sold homes was $192,000 for the month of April 2012, down just 1.5% from April 2012. Pierce County put 1,368 properties under contract in April 2012, up 12.9% from April 2011.

2. The median homeprice in Pierce County for January was $174,950k , and now it it says it is $192,000. Does that mean home prices are going up? Read the rest of this entry »

Join Us for WPP University Place’s Grand Opening Tomorrow!

We here at Windermere Professional Partners are thrilled to celebrate the grand opening of our new University Place location tomorrow, Tuesday May 15th.  The new office is located at 2700 Bridgeport Way W Suite F. The new location on Bridgeport, next to Forza is part of our desire to be closer to the community and make it easier for people to pop in and ask real estate questions. “We’re a local company, and being a part of the community is important to us.” says WPP Owner and General Manager Kevin Mullin. “With this new location we are joining the neighborhood by moving right next to one of your favorite coffee shops, come on by and see us!”

The Grand Opening celebrations will kick off with a Ribbon Cutting ceremony at 9:00am. “We’ve invited the entire City of University Place and the surrounding neighborhoods to join us,” says Managing Broker Patience Colkitt. “There is so much more energy in this new retail space, it’s been great having people stop by and see the progress as the new office comes together. We’re looking forward having more interaction with the people in our community.”  The celebrations will continue throughout the day with an open house from 11:00am-2pm with appetizers and refreshments.

Windermere Professional Partners Donates $10,409 to Multicare Treehouse

We here at WPP are excited to announce that our agents have raised $10,409 to donate to the Multicare Treehouse, a 43 unit apartment building that has been converted into free housing for out of area families with sick children. The Treehouse is a facility for families whose children are being treated at Tacoma General’s Neonatal Intensive Care Unit (NICU) and Mary Bridge’s Pediatric Intensive Care Unit (PICU). Treehouse ensures families of sick children don’t have to worry about where they will sleep, eat, shower, and care for the other children in their family while their child is being treated at the hospital.

Windermere Professional Partners has been involved with Treehouse for years and recently completed a $50,000 donation which resulted in a room named after the late founding partner of WPP, Wally Starkey. This latest contribution is from funds raised in the Windermere Professional Partners office combined with funds from the Windermere Foundation. Read the rest of this entry »

Tacoma’s North End Experiencing a Shortage of Good Homes for Sale

You might have heard that the housing market is heating up. Nowhere are buyers, sellers, and Realtors feeling that heat more than Tacoma’s North End. “The North End of Tacoma is experiencing a shortage of inventory and the opportunity is leaning towards a seller’s market,” says North End Realtor Lisa Carlson. “If we look at where we were this same time last year (homes ranging from 300K-400K), we are experiencing 31% shortage of inventory. At the same time the number of pending home sales are increasing. With the mortgage interest rates in the 3-4% range, we have more buyers in the North End market than sellers. In many cases we are experiencing multiple offers and short selling time.”

While the housing market recovery is still only in it’s early stages, buyers drawn to record low prices and interest rates are discovering that the good houses are selling very quickly. Read the rest of this entry »

How to Flip a House (Part 2)

This is the second in a two part post about flipping houses, featuring expert home flipper (and Windermere Professional Partners Realtor) Jeff Williams of South Sound Property Group. To view the original post, visit How to Flip a House (Part 1).

Jeff has flipped more than 38 houses since he started in 1993 and his properties have been featured in South Sound Magazine. Jeff Williams has been flipping houses since the 90′s, and he has learned a lot over the years through trial and error.  One of the biggest mistakes first timers make is being overly optimistic about how easy the project will be. “They watch HGTV and think they can buy a fixer, sponge paint some cabinets, put in new carpet from Home Depot and make money,” says Jeff. “Just because a house is a fixer does not mean it’s a flip!”

When you’re flipping houses in a market with prices going up every day, you can sometimes get away with mistakes.  While the current Pierce County Housing Market seems to be bottoming out, the current pricing conditions mean that flippers need to be paying close attention to their numbers.

Whether or not you’ve ever lifted a hammer, you’ve probably looked at a house and thought, “Wow, I’d love to fix that place up.” In the current real estate market there are a lot of affordable houses on the market- more and more people with a bit of moxie and extra cash are wondering if now is the time to become investors.  House Flipping is a phenomenon that has gone mainstream in the past decade, thanks to shows like “Flipping Out” on Bravo and pretty much every single show HGTV has ever aired. That said, for every rumor you hear about someone who made their fortune flipping a house, there are 5 where people lost money, broke even, or maybe even lost their minds.

Patience Colkitt New Branch Manager at the WPP University Place Office!

Patience Colkitt has been selected as the Branch Manager of the Windermere Professional Partners office in University Place. The role of the Branch Manager is to support Realtors in that office with their transactions and make sure the Realtors have the accountability, training, and support they need to be the best they can be for their clients. “The level of experience knowledge and collaboration that already exists in UP is hard to surpass,” says Patience. “Now add that to a brand new boutique style retail office space and great things will happen.”

Patience has been with WPP since 2009 and has been a Realtor since 2003. She is the brains behind WPP’s innovative online marketing program. Whether she is researching how new technologies can be applied to real estate or tracking online visitors to client’s properties, her vision has kept WPP on the forefront of internet marketing for both agents and their clients.

WPP Agent Cyrus Bonnett named “Rookie of the Year” by TPCAR

TPCAR Rookie of the Year

Tacoma Pierce County of Realtors has named Realtor Cyrus Bonnett as this year’s Rookie of the Year. Cyrus Bonnett has been a Realtor for a year after transitioning out of a military career at JBLM. He is already a TPCAR Sales Achievement Award winner.  Most of his military career was spent with 3rd brigade 2 ID in Ft. Lewis WA. He acquired special skills to fly UAV’s, call in air strikes from fighter jets and attack helicopters, and call for fire from artillery.

His job in the military involved high expectations to perform on the spot and trained him to thrive in constant change “I truly believe the army values not only helped me succeed in my military career, they help me as a person and as a successful Realtor!” says Cyrus.
